Can I buy in the U.S. if I don't have a visa?
Yes. U.S. law allows anyone over the age of 18 to invest regardless of their immigration status. You can buy land, houses, farms, and condos.
Are there regulations for the size of the construction?
The municipality determines the rules. For example, one municipality may require that the minimum construction is 110 square meters and the maximum is 30% of the lot area. You can build up to 2 floors. On lots of 4,000 square meters, you can build the main house and a guest house, as long as it is less than 600 square feet and does not have a kitchen. They also cannot be divided, so if you ever sell your lot, you have to sell it with the 2 houses.
What type of animals can I have on my property?
In these projects, only domestic animals are allowed, such as dogs, cats, etc. American Prime has lots where you can have other types of animals such as cows, horses, etc. Contact us for more information about these types of properties.
If I acquire a property with American Prime, can I obtain a U.S. visa or residence?
No. The fact of acquiring a property with American Prime does not give you any type of benefit to obtain a visa. This is a process that you must go through directly with the competent authorities where you reside. (U.S. Embassy or Consulate).
Can I put my business on one of these lots?
No. These projects are 100% residential, no businesses are allowed. If you need a commercial lot, you can contact us so that a representative can help you find the perfect option for your needs.
Can I subdivide the lot?
No. The lots have already been divided by the municipality and do not accept subdivision.
Do I have to fence my lot? I don't live in the U.S. What happens if someone invades the lot?
You do not have to fence your lot. Under the laws of the state of Florida, any problem related to squatters is taken very seriously by local counties and municipalities. Adverse possession is exceptionally rare and difficult in Florida, unlike other jurisdictions, such as in Latin America. Property owners' rights in Florida are very strong in Florida and in the United States in general.
Are there any other expenses besides the cost of the lot?
Yes. As with any real estate transaction, there are certain additional costs associated with your purchase, such as closing costs. Once the property you want to buy has been found, the closing process can be completed in as little as 30 days. It is not necessary to be present in the United States throughout the entire process, as we have law offices or representatives in different countries.
Can I wire all the money I want to the United States to buy real estate?
From the U.S. perspective, yes. Although the authorities study the origin and legality of the money, there is no limit to sending it. However, you must comply with all the obligations imposed by your country for international money transfers and tax payments.
